Potter County--Roulette, PA Village Property For Sale By Sealed Bid

NOTICE BY ADVERTISEMENT THAT ROULETTE TOWNSHIP IS SEEKING BIDS FOR PURCHASE OF PROPERTY LOCATED AT 7 MAPLE STREET

Pursuant to the provisions of 53 P.S. § 66503(a), the Township Supervisors of the Township of Roulette, Potter County, Pennsylvania are advertising for sealed bids for the purchase of real property located at 7 Maple Street, Roulette, Potter County, Pennsylvania which is more fully described in that certain deed recorded with the Register and Recorder of Potter County at Instrument No. 2015-00738 and is assessed at Potter County Tax Map No. 21-4A-71 (hereinafter "the property"). 

The property is a vacant lot which may be suitable for residential building and consists of approximately 14,784 square feet of land, more or less. The Township Supervisors give notice to the public that it is soliciting sealed written bids for the purchase of the property subject to all of the terms and conditions of this Notice. The public is hereby notified that a recent appraisal of said property has been completed which estimated the fair market value of said property to be $10,000. A copy of the appraisal is available for inspection and copying at the Township Office during regular business hours.

The property will be sold "AS IS" with no warranty of any kind. Accordingly, this sale is subject to "Caveat Emptor" (Buyer Beware) and any successful purchaser shall not have any recourse against the Township of Roulette or the Township Supervisors as to any and all issues including, but not limited to, the title of the property, the valuation of the property, the acreage, or the boundary line locations. The deed of conveyance which will be drafted by the Township's Solicitor shall be the equivalent of a quit claim deed with a legal description which will be taken from said Instrument No. 2015-00738. Upon completion of the transaction, the buyer shall not, under any circumstances, be entitled to a refund regardless of reason.

All offers shall be in writing and signed by the party making the offer and shall state a single total price which will be paid for the property with no contingencies. The offer shall also include a statement that: "This bid is being made in response to and accepting the conditions of the NOTICE BY ADVERTISEMENT THAT ROULETTE TOWNSHIP IS SEEKING BIDS FOR PURCHASE OF PROPERTY LOCATED AT 7 MAPLE STREET."

Bids shall be placed in sealed envelopes marked only with "Bid for 7 Maple Street Property" and must be received by the Roulette Township Supervisors at the Township Building located at 80 Railroad Ave., PO Box 253, Roulette PA 16746 on or before 4:00 p.m. on January 4, 2016. The envelopes will be opened at a public meeting of the Roulette Township Supervisors, 80 Railroad Ave., Roulette, PA 16746, on the 4th day of January, 2016 at approximately 7:00 p.m. and the amount of each offer shall be read aloud. Thereafter, the Supervisors will consider if any of the bids are deemed acceptable to the Township and, if so, may accept the highest bid on the condition that the purchase price shall be paid in full within 60 days of the acceptance of the bid. The Township reserves the right to reject any and all offers received. ALL COSTS, RECORDING FEES AND REALTY TRANSFER TAXES SHALL BE PAID SOLELY BY THE BUYER.
